A mortgage broker is basically a middleman between the borrower/investor and the bank or mortgage lender. The broker works directly with both the consumer and the bank to help borrowers qualify for a mortgage, whether it is a purchase mortgage or a refinance.

What does a mortgage broker do? 
A mortgage broker gathers important information, such as income, assets, and employment documentation, along with a credit report, that are necessary to assess the borrower’s ability to obtain financing. Based on this information, the broker can determine what will work best for the borrower. This may include setting an appropriate loan amount, loan-to-value ratio and determining which loan type loan would be best for the borrower.

What is the advantage of working with a mortgage broker?

• A mortgage broker can find the best (i.e. lowest) mortgage rate available because he/she has the ability to shop with numerous banks and lenders concurrently. Most borrowers typically only obtain a single mortgage quote, which certainly isn’t the most efficient method to obtain the best rate possible.
• Mortgage brokers work with borrowers throughout the entire loan process until the deal is closed, and are more available than loan officers at retail banks, since they work with fewer borrowers on a more personal level.
