But what exactly is a bridge loan and how does it differ from other real estate loans?

When a home or other potential real estate purchaser is buying an additional property before selling an existing property, there are two common methods to fund the down payment for the new property: either a home equity loan / line of credit, or a bridge loan which literally “bridges” the gap between the two transactions. Bridge loans then are temporary loans secured to the buyer's existing home. The funds from the bridge loan are used as a down payment on the second property.

Although a home equity loan is less expensive, the bridge loan has other benefits for many buyers that make it attractive for many buyers:

         Bridge loans may not require monthly payments for a few months.

         Bridge loans cost more than home equity loans.
         Buyers will be qualified by the lender to own two homes and many will not meet this requirement.
         Making two mortgage payments, plus accruing interest on a bridge loan, could stretch many lenders to the financial breaking point.
