But what exactly is a
bridge loan and how does it differ from other real estate loans?
When a home or other potential real estate purchaser is
buying an additional property before selling an existing property, there are two
common methods to fund the down payment for the new property: either a home
equity loan / line of credit, or a bridge loan which literally “bridges” the
gap between the two transactions. Bridge loans then are temporary loans secured
to the buyer's existing home. The funds from the bridge loan are used as a down
payment on the second property.
Although a home equity loan is less expensive, the bridge
